Scheduled Real Estate Property Check and Maintenance. Detailed Report.
Up keep and documenting maintenance is essential to the longevity of a property. Determined on the Terms of Service, we document and give a Detailed Report every time a Service Provided!
Top Priority Services and Other Services
We provide many services with detailed description of services and prices, determined on the property and agreed price. Providing a Escrow account for a safe and professional fund transactions for hassle free property emergencies, and non-emergency expenses and services.
*price adjustments to fixed Services must be in writing by both parties.
**Change Order* or other services completed can be added to the invoice without being in writing up to $300.
***Emergency and essential 3rd party services do not need to be approved by owner.
Example:
6/17/23 Weekly Lawn Mowing ($50 per service) - Any Price or term change must be in writing. -email, text okay!
**6/19/23(Change order ) Storm clean-up, Fallen Tree Removal - ($100 *Change Order) - essential for property upkeep.
**6/20/23(Change Order) Microwave Exchange ($150- Used) - essential for property upkeep. Under $300.
6/21/23 (Change Order) Outdoor Deck Stain ($500) - Must me in writing -email, text okay! (anything over $300)
***6/23/23 (Change Order) EMERGENCY! Water Heater Leak / Exchange ($600) - Recite XYZ plumbing. Recite Home Depot. Essential and Emergency expensive by 3rd party expenses do not need approval.
Escrow Account
*All escrow moneys is returned to property owner at termination of contract. *It is against the law to Mix Personal funds with Escrow Funds.
Min. $1000 escrow account for property emergency and non emergency expenses. (Instant notification on Balance Changes) (monthly statement and receipts)
(Must retain $1000 balance by 1st of every month. A negative balance may result in non refundable bank fees at property owners expense and/or Contract can be voided and/or escrow account closed by me after 5 consecutive days with negative balance!
Seasonal or Long term Contracts
Minimum of 1 service day per month. Escrow and Property management with Monthly Detailed Report.
$500 Non Refundable Term of Contract Deposit.
*Free Wireless Camera Door Entry Security System and Insulation with any Term of Contract! Installed day 1!
Starting at $200.00 month! Auto pay Subscription available.
Emergency/ Essential vs Non- emergency Services
non-emergency or non essential expenses over $300.00 or third party services must be approved by property owner! email, text okay! (replacing non working microwave to simple maintenance home repair. Billed per individual service and bills/escrow invoice must be sent by last day of month)
emergency expenses! - any service outside my scope of expertise that demands immediate attention by licensed 3rd party professional to keep property functioning as intended. (plumbing/heating/electrical service or essential fixture/appliance replacement) Please understand this is a emergency decision and will do due diligence to find the best resource to fix the emergency problem. Theses services do NOT need to be approved by property owners and is at owners expense.
